Here is a checklist of documents and information
we will need as we process your application. Your help by
submitting these documents at your earliest convenience will
ensure a smooth and pleasant closing.
Completed and signed application:
A credit check is normal in the approval
process and I would recommend doing one sooner than later.
It would be little use to anyone doing all the work and finding
out that there is a problem with credit. Also, when we do
a credit check, we only do it once and then we can submit
the same one to many different lenders. The more inquiries
on your bureau reduce your credit rating.
Confirmation of your earnings:
If you are salaried, a signed letter of employment,
3 years tax returns and assessments if commissioned, and 3
years tax returns and financial statements if self-employed.
Copy of the accepted Offer To Purchase
Once you have an accepted Offer To Purchase
(prepared by your realtor or lawyer) and all the conditions
of the sale, you should

Survey:
An up to date land survey is required for
mortgage purposes. In lieu of a survey, title insurance is
available at a fraction of the cost of a new survey.
Confirmation of your down payment:
It may be from your savings, RRSP, equity
from sale of another home (copy of sales agreement is required),
a gift letter for any money gift.
Details of your Solicitor:
Once you have decided on who will act as
your legal counsel, please let us know immediately as we have
to arrange for instructions to be sent to him/her for the
closing.
If purchasing a condominium, a copy of the financial statements
for the condominium corporation.
Typically, I collect the outstanding documents (i.e.:
job letters, lawyer's name, proof of downpayment, as soon
as they can be made available. I will advise you if anything
is required earlier. Ideally, they should be faxed to us
about 3-4 weeks prior to closing. I will make every effort
to provide you with a closing that is pleasant and uneventful.
To update you of how your transaction is going and remind
you if there are any outstanding documents, we send a status
letter every 2 weeks.
